The split-level renovation belt.

Lynn Valley is where the mid-century split-level housing stock lives — most of it built between 1955 and 1972, most of it with mature Douglas-fir on the lot and a kitchen that needs the 2026 update. We work Lynn Valley about a third of our weeks, mostly built-ins (pantries, mudrooms, library walls) and the occasional dining-table commission for a remodelled great-room.

Streets we work most weeks

Lynn Valley's grid is straightforward — Lynn Valley Road north-south, Mountain Highway east-west. The renovations cluster around a few sub-neighbourhoods.

  • East 27th and Wellington — original 1950s split-levels, full renovations
  • Hoskins, Crawley, Wadsworth — 1960s ranchers, common for built-in library walls
  • Hadden Drive and Frederick Road — newer custom builds, often kitchen-island add-ons
  • Around the Lynn Canyon Park boundary — heritage cabins, lots of cedar restoration
  • Argyle Drive — mixed stock, lots of pantry-retrofit work

What Lynn Valley houses actually need

Three patterns repeat across the suburb.

  • Out-of-square corners. 1956 split-levels were framed in green Douglas-fir that has moved a lot. Walls are rarely plumb, floors are rarely level, corners are rarely 90°. Built-ins get site-measured to the millimetre.
  • Drywall over original cedar planking. Some Lynn Valley houses still have the original 1×8 vertical cedar planking under 1980s drywall. We can usually feel it when drilling for anchors — and occasionally a client will ask us to strip the drywall and bring the cedar back. Big job, fun job.
  • Stair-handrail and tread work. Split-level stairs see a lot of foot traffic and the original Douglas-fir handrails go loose at the wall mount. Two-hour fix on a small-installs visit.

  • Built-in install lead time: 7 to 11 weeks (slightly longer than Lower Lonsdale due to larger jobs)

Site logistics for Lynn Valley

Lynn Valley driveways are big — we never struggle to park the van. Off-loading a finished built-in is generally easier here than in Lower Lonsdale; the houses have proper double-car garages and wide entries. The variable is the basement stairs on the older split-levels, which sometimes can't take a 2-metre carcass — we'll measure before we leave the shop.
